General Leasing Questions

How do our rates compare to on-campus housing rates?

When comparing our rates to on-campus rates you must take into consideration many variables, including floor plan layout, square footage, furniture, utilities and community events. Our leasing staff is available to discuss with you how our rates compare to other housing options and validate that our community offers you the best value for your money, as well as a great location and incredible amenities.


Can additional furniture be brought into the apartment?

Our community has both furnished and unfurnished options. You are welcome to bring additional furniture with you, but don’t forget that some of our homes are fully furnished. You are welcome to move the furniture around to best suit your preferences, however none of the furniture belonging to the Aspen may be removed from the home.

Can I pay my bill with a credit card? Is there an extra charge?

Yes! View your balance, submit electronic check, or pay with a Visa, MasterCard, or Discover from any computer or smartphone. Visit and click the “Resident Portal” button. There is a 3 – 5 percent convenience fee to make payments with credit card.

Do I have a meal plan?

Meal plans are not offered at Aspen Heights.

Do you allow pets?

Aspen Heights is a pet friendly community! Two pets are permitted per home. Please see a leasing agent for fees and breed/weight restrictions.

How are roommates matched?

Roommates can be matched in a couple different ways – either you tell us who you want to live with, or if you don’t have roommates in mind, we are happy to do the matching for you! We look closely at the information both you and your potential roommates have provided in your application and on your roommate matching card and work to find people that have the same or similar preferences. Although we don’t guarantee a perfect match, you can rest assured that we do our best to find your perfect roommate.

How are rooms assigned?

Rooms are assigned based on availability. During the leasing process, you are able to notate your room and floor preferences. We do our best to assign residents to the room requested, but we cannot guarantee each request can be met.

How close to campus are you?

We are located conveniently near Baylor University, MCC and TSTC.

How many people live there?

Every year the total number varies just slightly, but we have room for 445 residents

If I am over 21 do I need a guarantor?

A guarantor is not required, but if you do not meet our rental qualifications, you will need to secure a guarantor.

If I pay in full, do I get a discount?

Aspen Heights does not offer discounts for rent paid in full. However, prepayment gives you the peace of mind knowing that your account is in good standing at all times.

Is parking available?

We have plenty of parking available, including marked spaces for your visitors.

What do I need to hook up my computer to the internet?

You will need a CAT 5 (Ethernet) cable. Your computer must be configured properly for the internet to work. Your computer or device must be registered as an active device with our internet service provider. You will need to purchase a router to access WIFI in your home.

What if I need to cancel my lease?

Leases are legal contracts for the said term. Residents are responsible for the entire term of the lease. You may find a replacement for the lease for a fee of 85% of one installment. Please see a leasing professional for further details.

What is the cost?

What size are the beds?

Our furnished houses offer beds that are full-sized.

What types of leases are available?

We offer 12-month installment leases. If you are interested in learning more about our shorter lease terms, please contact the office.

What utilities are included in my rent?

Our rental package covers high-speed internet. The resident is responsible for electric, water and trash.

When do I put down a deposit?

Currently this is a case-by-case decision backed by Credit Retriever.

When is my rent due?

Rent is due on the 1st of every month.

Will you send me a bill each month for rent?

Your rent for each installment is made available to you in your Resident Portal.

Renewal Questions

Can I request different roommates?

We want you to be comfortable here, and we will do everything we can to accommodate your roommate requests.

What is a "renewal?"

Are you loving it here and can't imagine leaving at the end of your lease? By signing a renewal, you get to extend your stay at your community!

If I renew, do I have to move out then move back in?

When you renew and choose to stay in your current spot, no moving is required!

If I renew, will my guarantor have to sign again?


I'm graduating in December, can I still renew?

I just moved in, is it too early to renew?

Renewing now will provide the most benefit to you. By signing early, you will secure your space for next year and take advantage of the best pricing available.

How do I renew?

We know how busy you are, so we have made the process as quick and easy as possible. Renewing is a easy as "1,2,3!" Just following these steps:

1. Open your renewal email from us.
2. Review the terms, and click "Accept"
3. Follow the prompts to sign the new lease agreement.

It's that easy!

When do I start paying the new rent amount?

On the first day of your new lease.
